Prior to purchase

We have a strong focus on pre-purchase advice in order to ensure you are well informed and clear about all aspects of your purchase. We perform all of the relevant checks into the legal registration of both the property and the land, planning consents, building licences and certificates. If the property is part of a community, we advise on the relevant considerations and provide assistance in the community’s ongoing administration when required.

Mortgages and financial advice

We have strong relationships with the major providers of mortgages in Mallorca and can give you first-hand referrals through which you will access the latest and most advantageous mortgage offers. We also provide more wide-ranging advice on financial structuring to both private and corporate purchasers.

Planning regulations and surveys

Local planning regulations are becoming increasingly rigorous in Mallorca. We provide specialist advice on the compliance of existing properties and the requirements for future developments. This is complimented by support from some of the most highly-regarded architects and technical architects (surveyors) in Mallorca. If a survey is advisable we will assist and refer you to one of these qualified professionals. And, if you have purchased a property where there are issues with construction faults, we can assist in this aswell.

This is followed, at an agreed time, by the final exchange and transfer of deeds. Following your purchase

If you are buying a property in Mallorca, we will follow up with assistance in all aspects of owning a property here either as a foreign national or as a resident of Mallorca. We can also give advice on obtaining residency should that be required.

Tenancy Law

If you are planning on renting your property out as a long-term let or as a holiday rental, we can provide current advice on the legal authorisations you need in order to proceed. W also assist in the relevant applications and work with you to develop an appropriate tenancy agreement.
